Local Government Super’s (LGS) property portfolio includes some of the most energy efficient buildings in Australia. LGS continues to lead the way in sustainable property portfolios with its recent retrofit of 76 Berry Street, North Sydney. The project shows that existing buildings can be transformed into NABERS 6-star performing buildings using innovative Australian technology while they are fully tenanted.
The 25-year-old commercial building has been converted to a 6-star energy rated building without the need to use green power and is said to be the lowest greenhouse gas emitting office building in Australia – and possibly the world.
At the heart of 76 Berry Street is a state-of-the-art gas-powered tri-generation system that simultaneously generates electricity, heating and cooling. Australian made Bennett Clayton engine technology drives the tri-generation system. It is the first time that Bennett Clayton engine technology has been used in a commercial building. As a result, the building’s emissions have been reduced by around 85 per cent and it is expected to operate 100 per cent independently of the electricity grid within a year.
Other Australian technologies used in the building are SMAC air conditioning and Envirolite e1 lighting.
